Who are Barkhill Ltd?

Barkhill Limited is a joint venture company between Grosvenor and O’Callaghan Properties.

  • Grosvenor is a group of privately owned international property development, investment and fund businesses which manages assets of £12.9 billion.  The company’s origins lie in the central London landholding of the Grosvenor family dating back to 1677. In addition to Liffey Valley, Grosvenor’s recent recent retail-led, mixed-use schemes include Liverpool One (Liverpool), Grand Arcade (Cambridge) and Festival Place (Basingstoke).
  • O’Callaghan Properties is a Cork based property development company headed by Owen O’Callaghan.  The company has developed some of the most successful retail schemes in Ireland including Liffey Valley, Mahon Point, Merchants Quay, Paul Street Shopping Centre and Golden Island.  O’Callaghan Properties are also currently developing a new retail street off Patrick Street in Cork.  

 

What is the timescale on this, when is completion date planned for?

From grant of planning, we anticipate a 2 to 3 year construction period with plans to be open and trading of 2013.  Specifically, if we successfully achieve planning by summer 2010, detailed design and procurement typically takes approximately 6 months to the end of 2010, followed by a 2 to 3 year construction period leading us to an opening date in 2013.

How are these job figures broken down?

The construction phase of the project will create 2,000 jobs.  A further 2,000 new jobs in civic amenities, retail, security, cleaning and additional services will be created on completion in 2012.
 

Is there any residential planned as part of the application?

There is a residential element in the Local Area Plan and its likely that residential could form part of subsequent phases of development. It was felt that given the current state of the residential market that concentrating on the civic, transport and retail elements would be better use of resources at the current time.
